The Long Game #5: Site Selection 101
"What does a good site for our prospects look like? Are all sites created equal? Can you "sell" your site(s) to a prospect, stressing the most positive assets, minimizing the negative aspects? Our HAMMRC Board of Directors met at the Farmington site on 9/12/25 to address these questions and see for themselves one of our best sites.

Owner Tom Smith of Redline Contractors (479)-601-5680, tom@ozarkike.com) hosted our Board in the site at 123 Double Springs Road in Farmington on Sept. 12. Some local folks will remember it as the former Campbell Soup Company research facility. Mr. Smith explained the assets of the main building and a small building on the property. One large space is 72'X30', suitable for light manufacturing and/or assembly, it is the key asset. The main building also has several large and small office-style spaces, a reception area, good parking, two dock doors and ramps and excellent power.

The buildings sit on 6.12 acres; total square footage is 12,896. The property is conveniently located just 3.7 miles from I49, via Highway 62. Mr. Smith indicated when asked that 18 wheelers have no problem accessing the site on Double Springs Road from nearby Highway 62. He shared his plans to build an additional 60'X100' free-standing building on the site; we will list this as Farmington Site #2 on our website when it is completed.

After seeing this facility, Board members were strongly encouraged to look for similar sites in their cities and provide the information to Wayne Mays for inclusion on the HAMMRC website.
Site Readiness: Tips for Developing and Promoting a Quality Site
Competitive communities have sites that are ready to go, which means:
All utilities are identified and to the site.
Site is owned or optioned by ED organization (or letter of intent from property owner to sell).
Property is readily accessible and prepared to be viewed by a prospect.
Engineering and financial plans are in place for making improvements or upgrades.
Companies are deadline driven and seek sites ready for development. Communities that are able to present properties that minimize the risk and shorten the time-frame to be up and running increase their odds for success.

"The Farmington Chamber of Commerce organized a ribbon-cutting for new member Heartland Advanced Medical Manufacturing Regional Cluster on Sept. 12. The HAMMRC Board of Directors met at 123 Double Springs Road, a site being marketed by HAMMRC for manufacturing prospect companies, and the Chamber took advantage of the opportunity. The Farmington Chamber and HAMMRC Members and Investors gathered behind HAMMRC Board Chair Brian Hail of the Cherokee Nation as he cut the ribbon."
